[Max] I need help! / Very long Parsing and GI times, but with a wierd solution (?) Explanation needed

Hello,
We are working on a large scene. At some point parsing times and GI calculation time became very very long.
I started testing the scene to find a problematic geometry.
I have a good scene structure, where I have separete layers for Project Geometry, separate layers for greenary, for entaurage detailing etc.
So here is the thing, when I start render with all renders visible at once, render doesn't start. It either get stuck forever at parsing/GI or crash, or run out of RAM.
BUT, if I open one layer and render, then I open one more and render, then one more and so on, opening them one by one and finally reach the state where all the renders are open and visible, it renders fine, parsing times and GI become normal, RAM usage becomes as expected (as it was before this problem started).
Can anyone explaine how this opening one by one solves the problem? Would be happy to hear any suggestions.
