Looks like the files are missing or are loaded from incorrect paths. As you can see in your screenshot, 3ds Max is saying "no such file".
If you open the asset tracker (Shift+T) - what do you see? Are the files found or not?
If those are textures from the Corona Material Library, and you have it installed, maybe you simply need to add this path to the asset tracker: C:\Program Files\Corona\materials\assets

This is not a Corona issue, but something is wrong with your paths in 3ds Max.
Please open the asset tracker, go to Paths > Configure Project Paths > External Files and add this path as a new item: C:\Program Files\Corona\materials\assets
Once you do that, you won't need to do it again for each new texture. This will be done automatically for you.

I quickly searched for the exclamation mark and "unknown" status and it seems that this happens when using the "Vault" or other 3rd party asset managers and the solution is to make sure that you have access:
https://forums.autodesk.com/t5/3ds-max-forum/exclamation-mark-and-unknown-status/td-p/4873014
https://forums.cgsociety.org/t/asset-tracking-unknown-status/1272330
https://forums.cgarchitect.com/topic/30380-asset-tracking-status-unknown/

I hope that helps.
