[Max] I need help! / crashing in scene parsing

Hello everyone,
I really have a big issue in a file that i want to make a walk-through video and i made everything possible i know to light the file up
1-Decreased the total polys and verts,
2-Using just an HDRI for lighting,
3-Disabling real-world map size in all objects
4-Disabling denoising
5-Setting Resolution to 640 x 480
6-There's a fence in the scene that i even used Railclone to decrease the polys and verts even more
7-I even deleted objects differently in every single time i do a test and know where's the problem and still crashing in parsing scene...
I really need your help about it...its not a heavy file at all..
My PC is 32GB RAM..
