I maybe have found something, starting from clean old version...
I was used to attach prop by prop... then attach all together.
It makes Multi/Subs inside Multi/Subs, and sometimes 3 levels of Multi/Subs.
Sort of Multi/Subs inception...

I redid all from clean, and it renders to texture ok... but will it again tomorrow ? I'll let you know

New day, no more bug... so the issue was about multi/Subs inside Multi/Sub

[Edit] I had the issue again, even with clean multi/Sub...
I've checked also the shaders / maps names, as it was imported from client's sketchup files, with crazy names, full of spaces, "<>", "(1)" and so on.
so i guess names are also importants

I am not sure what may have caused this but maybe try checking if you were using multiple UV mapping modifiers or maybe multiple UV channels. It could also be if your UV was on top of the stack though it should not have really cause such issues. Simplifying the materials and mesh is often the best troubleshooting approach you can do in such cases.
